Repairing a water-damaged bathroom in Milson, Palmerston North

A good opportunity

Water damage from a leak that had affected the adjoining hallway wall was the catalyst for Milson homeowner Henry to embark on a home renovation and address his bathroom’s accessibility issues in the process. 
Henry had no experience renovating and this wasn’t a situation he felt comfortable taking on himself, so he reached out to Refresh Renovations Manawatu. The comprehensive project management and robust customer support from Local Renovation Consultant Wayne Wayne Gordon meant that Henry didn’t have to worry about coordinating any aspect of his bathroom renovation. 

Tight timeline and budget

Wayne visited Henry’s property to discuss the project and walk him through the process step by step. Henry had a specific budget so the early planning stages of concept designs and costing were invaluable for him to get a good understanding of what was achievable. He was happy with Wayne’s $23,000 estimate which included wall repairs, new flooring and extractor fan installation, as well as cosmetic updates. In terms of a deadline, Henry was hosting a 50th birthday celebration so he needed the renovation to be finished in seven weeks.

Tricky construction

With construction beginning, Wayne brought his in-house project manager Zoe Blease on board to oversee the site, coordinate contractors, receive deliveries, and address any issues that arose. As with any project, demolition was the first task on the docket. Upon removing the old tiles, the team discovered uneven concrete subflooring which required additional floor prep. Wayne spoke with Henry about the variations to the project scope and the correlated timeline and cost adjustments. Although not ideal, Henry understood that this was out of anyone’s control and approved the work. 
Moving forward, the rest of the project ran smoothly. The crew repaired the water damage by re-gibbing and painting the walls and finished the rest of the update. Despite the disruptions to the timeline, Wayne, Zoe, and the team managed to deliver the final result in just six weeks at a final cost of $28,000.

Smart material selection

At the time of Henry’s renovation, supply chain issues were in full swing in Aotearoa but Wayne worked around that by presenting great alternatives. The bathtub and new shower have been finished with a waterproof panel system from Norway. The material is functional and also provides a beautiful finish resembling concrete at a fraction of the cost. 
Another great material selection used within the design is the vinyl flooring. The large speciality panels have been specifically designed to be non-slip in high-traffic wet areas to reduce the risk of falls. Accessibility was a focal point of this bathroom renovation so utilising materials such as the Granit Safe. T flooring was a smart solution to ensure Henry’s new bathroom was functional, beautiful, and most importantly, safe. 

Final thoughts

The two main goals of this renovation — eliminate the leak and repair the damage, and improve accessibility — were achieved, leaving Henry with a fantastic and safe bathroom. Considering he had no experience with renovations, working with Wayne and the team proved to be an excellent decision as there were obstacles that would have been challenging and costly to deal with during a self-managed project. Not to mention that Wayne delivered the bathroom on time and within Henry’s budget.
