Tired, dated, and starting to burst at the seams, this single storey Newtown villa was no longer meeting its occupants needs. With the expert help of Refresh Renovations, a new bathroom, ensuite, and laundry provided a modern touch to this home.

It’s often said the best things come in small packages, but for the family occupying this Newtown villa, small no longer sufficed. They needed space, and they needed it fast.
Manu shared this single-storey home with his family, but the problem was it only had one bathroom. As his children grew older a single bathroom wasn’t enough. He contacted Refresh Renovations Consultant, Mark Morrison, to help him transform the existing single bathroom into a more functional family bathroom and laundry and add an ensuite to the master bedroom.
Kicking off with an initial consultation, Mark and Manu discussed options, timelines, budget, and process before getting the project underway.

Making space

Manu’s quaint villa in the eclectic Wellington suburb of Newtown depicted a style of years gone by. So too did the interior. Chipped paint, cracked plaster, and unsightly utilities meant it was high time for this property to have an upgrade.
Upon discussing his ideas and requirements with Mark’s project manager, Manu removed items from the scope of the project to meet his desired budget. Very few variances along the way meant the budget didn’t get blown.
Key to the project was creating an extra bathroom for the family to use. Manu envisaged being able to split the existing single main bathroom into a new, smaller main bathroom/laundry and create space in the master bedroom for an ensuite.
Mark ensured Manu received a fixed quote for the project, was happy with the proposed designs, and had the necessary council consent required. Upon sign off of all the above, Mark’s trusted network of tradespeople and contractors were called onto the job.

Bringing in the experts

Bathrooms and laundries are intricate parts of a home. Fortunately, Mark’s network included all the skillsets required to bring Manu’s vision to reality. On the job was a plumber, builder, electrician, plasterer, tiler, concrete driller, cleaners, and a signage installer. Had Manu been coordinating all of them on his own, it could have caused a logistical nightmare, but Mark and his project manager took care of the schedule.
Only two delays impacted the project. The first was having to wait for plumbing fixtures; the second was the need to undertake some remediation work on rotten floorboards. As these challenges arose, Manu was kept well informed with Mark’s open and honest communication – an integral part of Refresh Renovations’ client experience.

Transforming of a Bathroom
It’s fair to say Mark worked his magic on this bathroom renovation and Manu and his family are reaping the benefits. The former bathroom, which included everything from a shower to a bath, laundry facilities to a toilet, is now a spacious family bathroom and utility room that combines style with function.
Original wooden flooring ensures the modern look of this bathroom and laundry is in keeping with the villa’s character, while a timber-look floating vanity with white tiled splashback adds both space and sophistication.
All space has been well maximised in this room with the inclusion of a shower bath. Additional wall space is now occupied with compact cupboards and a front loader washing machine to ensure greater utilisation of space, while the hanging dryer and beautiful wooden shelving allow for functionality at height.
The ensuite has taken on the appearance of a mini version of the main bathroom, with matching wooden floors and floating wood-look vanity. A floor to ceiling shower with glass door ensures the room retains a spacious feel.

Final thoughts

Despite a few challenges along the way, Mark has delivered on Manu’s desired project outcome: more space for his family and no queuing for the bathroom. The character of the villa has been retained but has the added attraction of a contemporary finish in both the main bathroom and ensuite. It seems the best things do come in small packages after all.
