What are the benefits of a house extension?

Increasing the amount of living space should, without doubt, improve your family’s lifestyle, and the indications are that it can also add value to your property as long as the ceiling price for the local area will support it. There’s an argument to say that the value that an extension adds is more likely to be realised over time, especially if the project is complex and therefore requires a significant budget, but in general, any additional living space will often be attractive to potential purchasers. The key to adding genuine value is to create an extension that is not only in proportion to the existing house but also matches the quality of the build – it’s not uncommon, for example, for a poorly built extension to devalue a property. How much does a house extension cost?

In order to work out a budget for your home extension, you’ll need to make a few important decisions, not least of which is whether you need one or two storeys. In addition, there’ll be a direct correlation between the cost and the square footage you require. A very rough guide to budgeting is that a single-storey extension can cost in the region of £1,500 - £2,500* per square metre, while a two-storey solution may require around £3,000- £4,500* per square metre. The discrepancy here, and therefore part of the appeal of a double-storey extension, is that by creating a second level you are only adding walls and joists since the roof and foundations would already be required for a single-storey version. The level of budget required should also be influenced by the clarity and ambition of the design brief and the style of the fixtures and fittings that you specify.

Does a house extension need planning permission?

Permitted development rights allow you to extend your home without requiring planning permission as long as your home extension adheres to some specific conditions.
Single story extensions can be added to a property under permitted development as long as they fit within the size restrictions and are in keeping with the existing finish of the property. Permitted development often does not apply to properties in conservation areas and areas of outstanding natural beauty, and can almost certainly not apply if your property is a listed building.
