Getting the Project Started

Greg, the owner of this Endeavour Hills home, approached local Renovation Partner Leigh McDonald to redesign the property’s bathroom and laundry. His vision was to create modern interiors that would be more practical to use.
Leigh took Greg through the entire bathroom and laundry renovation, starting with the first stage of the Refresh process, which involves gathering the finer details of the project requirements and main goals. Once they had a clear picture of the desired outcome, Leigh went ahead and arranged for the ideas to be translated into an architectural concept.
Getting each detail of the plan perfectly tuned according to Greg’s vision was an important factor in saving time and money during construction. So Leigh presented him with several design options to ensure the interiors aligned with Greg’s taste, budget, and ambition to improve the overall functionality.
The final concept presented tasteful designs with new layouts for each room. Important improvements included adding a toilet to the bathroom and creating sufficient bench space for the laundry. These changes would ultimately improve functionality and overall value.

Project Costing

Budget considerations are a vital element of every renovation with Refresh. Focus is always directed toward finding opportunities to reduce cost, whether through strategic planning or risk management.
At the third stage of the process – development of working drawings and the costing evaluation – Greg was presented with a detailed budget based on the unique specifications of his project. Costs took into account engineering, structural design, cosmetic choices, and requirements to obtain building consent. Having Leigh manage all of these aspects made the process effortless and further enabled cost-effective planning wherever possible.
The total cost of this project came in a little under $40,000 for both the bathroom and laundry room. With a clear view of the work ahead and the expectation of a high-quality finish, Greg was ready to see the build get underway.

Undertaking Construction

As a complete transformation, this project involved gutting the existing bathroom and laundry. From demolition through to plumbing, plastering, tiling, and constructing the cabinets, this renovation was the product of dedicated work from many tradespeople.
Leigh’s Construction Manager, Richard Naudi, handled the transition between jobs, carefully scheduling each build stage and checking each trade completed their work to the highest standard. By ensuring quality at every step, Richard allowed the project to progress smoothly and effectively eliminated any issues at the end of the project.

The Transformation

The overall impression of the renovated bathroom is now of clean edges and calming tones. The glass shower is sleek and features dual shower heads along with a convenient recessed shelf for bathroom essentials. The back to wall bathtub has a luxe look and saves space with its rounded corner. The new layout neatly incorporates a toilet next to the floating vanity, which includes two deep drawers for plentiful storage.
The finer details accentuate the modern execution. Chrome finishings complement the grey floor-to-ceiling tiles, opaque glass windows have replaced the need for net curtains, and overhead light illuminates the whole bathroom in soft white light.
A round mirror makes a statement as the bathroom’s focal point, adding a soft contrast to the square lines. The mirror is also backlit with LEDs, providing ambient lighting and accentuating its shape. Combined with the subtle grey colour scheme, the mirror adds a modern feel to the whole space.
As for the laundry, it’s completely brightened up with fresh white wall paint and new flooring. The grey tiling above the sink ties together the laundry and bathroom for cohesive interiors. Finishings such as a curved tap and silver towel rail add to the elegant aesthetic. It’s also much more functional, with a newly created benchtop and built-in cabinetry above and below the sink providing efficient use of storage space.

The Final Result

Created with materials from Burdens Bathrooms, the renovated bathroom now beams with a stunning modern design. Straight lines throughout present an elegant end finish. The curves of the mirror and bathtub lend contrast, and recessed shelves in the shower and above the bath add contemporary nuance. Meanwhile, the laundry room is a light, airy space that perfectly balances utility and style.
The clever use of features such as the back-to-wall bathtub and built-in cabinets maximise space in the bathroom and laundry, illustrating that design doesn’t have to be constrained by compact areas. Both spaces ultimately allow for practical, everyday use imbued with all the enjoyment of a beautiful design.
