How much does a loft conversion cost?

Various factors can affect the budget required for a loft conversion, including the type of conversion best suited to your property, the size of the space and whether planning permission will be needed. Velux conversions – where windows are inserted into the roof to allow natural light to flood in – are invariably the most cost-effective, while Dormer conversions – flat roof extensions with a window – are the most common. Hip to Gable conversions – where one or both end slopes of the roof are replaced with a gable wall – require a larger budget, and Mansard conversions effectively create an additional storey by replacing one complete side of the roof to create a straight wall and a flat roof, making them the most expensive option. In reality, a Velux loft conversion will require a budget of at least £20,000, while at the other end of the scale a Mansard conversion can cost as much as £75,000.

Can any loft be converted?

While the vast majority of lofts can be converted, it’s prudent to check that the space you’re looking to adapt meets certain criteria. These include establishing that there’s sufficient headroom, with the minimum suggested height being 2.4 metres. It’s possible to proceed with as little as 2.2 metres, but some of that height will be lost to the flooring and the ceiling so there’s a risk of that feeling claustrophobic. Other factors to consider are the pitch of the roof – the steeper the better for a loft conversion – and whether the property has a cut roof or trusses. Additionally, any signs of disrepair such as rot will have to be addressed, as will any potential obstructions such as water tanks and chimney stacks.

How can you introduce more light into a loft conversion?

Inspired by the plethora of home improvement TV programmes, homeowners now identify natural light as a key priority for any home improvement project, and especially a loft conversion. As well as ensuring that your living space is bright and airy, flooding the area with natural light can improve your family’s health and wellbeing. Not only that, it can make even the most compact loft appear larger. Increasing the number of Velux windows will bring immediate dividends in lightening the area, as will opening up doorways and stairwells, and majoring on reflective surfaces to bounce light around the loft space. Adding a floor-to-ceiling window can help to direct light down the hallway, while an innovative roof lantern can further lighten the loft and bring the outside in.

Can I live on-site during my loft conversion?

The decision as to whether to live on-site while your loft conversion is carried out is a very personal one, and will be dictated by a number of factors. Any home improvement project causes a degree of disruption and even though the loft is a self-contained space at the top of the building, converting it to a liveable space will create noise, dust and regular traffic through the rest of the house. Materials will arrive and will need to be moved up to the loft, and regular routines for the younger members of the family will invariably be impacted. That said, it’s cheaper to stay put, or to move into a rented caravan in the garden, and it can be more convenient to be available to make decisions where required.
